Building Simple Permits cover specific like-for-like residential scopes—such as furnace, water heater, re-roof, or residential PV—for single-family homes, duplexes, and ADUs, with approval typically issued within 1-2 business days after an automatic compliance check. All other projects use the standard Building Regular Permit process.

Target first-review times range from 1-3 business days for Over-the-Counter permits up to 40 business days for large new buildings, with Standard review targeted at 20 business days. Eligible single-family additions, remodels, and pre-approved ADUs can also use Expedited Plan Review, a scheduled hybrid meeting for an additional 50% plan review fee.

Building applications stay active for 180 days, and issued permits are valid for 365 days from issuance or the last passed inspection. Each may receive one extension, at the Building Official's discretion, for an equivalent additional period.
