700 SF Detached ADU in Berkeley
This 700-square-foot detached ADU in Berkeley transforms a sloped, underutilized backyard into a bright one-bedroom rental unit. Positioned on a lot in the UC Berkeley corridor, the ADU was designed from the start to attract long-term tenants — with efficient layout, south-facing glazing, and materials that age well with minimal maintenance.
Sloped lot with setback constraints and mature trees
The rear yard dropped roughly four feet from the property line to the back fence, and a mature coast live oak in the northeast corner limited buildable area. The homeowners also needed to preserve a clear path to the main house without committing to expensive grading. The design had to work with the slope, not against it.

Early concept: open layout oriented toward the south garden.
Grade-adapted foundation + south-facing open plan
A pier-and-grade-beam foundation follows the natural slope, eliminating the need for costly fill or retaining walls and keeping the oak tree's root zone undisturbed.
The single-story rectangular plan places the living and kitchen area along the south wall — a continuous window line brings daylight deep into the unit while maintaining privacy from the main house to the north.
Fiber-cement cladding, aluminum-clad windows, and a simple shed roof keep maintenance low and construction cost predictable — important for a rental where long-term operating expenses matter as much as upfront investment.

A self-contained rental unit in a Berkeley backyard
The finished ADU offers a calm, well-lit living environment with a full kitchen, private bedroom, and its own laundry hookup — everything a long-term renter needs without relying on the main house for anything.

Consistent rental income in a high-demand corridor
Berkeley's strong rental market — driven by the university, hospitals, and BART access — keeps vacancy rates low for well-designed one-bedroom units. The ADU pays for itself within a predictable window while adding lasting property value.
