Building Permit Correction & Approval in Fremont
This commercial interior project in Fremont required converting an existing restroom into a mop room and transforming an open retail area into a kitchen with a POS (Point-of-Sale) zone. The original drawings prepared by a previous designer contained numerous code inconsistencies, missing details, and incomplete notes that were flagged by the City during plan check. Our team took over the project, corrected the drawings, addressed all comments, and successfully obtained permit approval.
Original drawings with major compliance issues
When the client approached us, the City of Fremont had already issued multiple rounds of comments citing missing ADA details, incorrect plumbing fixture counts, improper kitchen layout clearances, missing mechanical notes, and insufficient fire-life-safety information. The project could not move forward until a fully compliant set was resubmitted.

Missing ADA turning radius and non-compliant fixture clearances.

Incorrect equipment spacing and lack of required commercial hood notes.

City noted missing venting details and insufficient pipe sizing.
Code corrections, technical detailing, and coordinated resubmittal
We performed a full audit of the City’s comments and redesigned the restroom-to-mop-room conversion to meet plumbing, ventilation, and service sink requirements.
The kitchen area was redesigned with proper equipment clearances, commercial food-prep standards, and POS circulation requirements based on Fremont municipal codes and the California Building Code (CBC).
We added missing ADA details, fire-life-safety information, updated schedules, complete notes, and coordinated MEP items to create a fully compliant construction document set.

Updated layout with ADA-compliant approach, service sink specifications, and corrected clearances.

Fully coordinated kitchen layout with proper ventilation notes, equipment schedule, and POS circulation.

Corrected venting, pipe sizing, and fixture counts per City requirements.
All City comments resolved — Permit approved
After submitting the corrected plan set, all comments were addressed in a single revision cycle. Fremont City approved the permit, allowing the client to move forward with construction without delays. The project now has a clear, compliant, and fully coordinated set ready for contractors.
