This project leverages California’s SB9 mandate to subdivide a large 0.5-acre property in Alamo into two separate legal parcels. The subdivision paved the way for a stunning new 3,000 square-foot custom home on the newly created lot, maximizing land value while preserving the character of the existing neighborhood.

Navigating complex subdivision requirements

Splitting a lot in Alamo requires careful planning to meet strict frontage, access, and setback regulations. The original 21,344 SF lot had to be divided to ensure both the existing house (on the retained 12,324 SF parcel) and the new lot (9,020 SF) met all zoning standards, including fire department access and utility separation.

We managed the entire Tentative Parcel Map and Final Map process to legally create the new 9,020 SF lot.

The new 3,000 SF home is designed as a modern farmhouse, featuring volume ceilings, a grand open-concept great room, and a seamless indoor-outdoor connection to its own private backyard.

Careful site planning ensured privacy between the original home and the new construction, using landscaping and orientation to create two distinct, high-value estates.
