This project significantly expands a 1,200 square-foot single-story home in Sunnyvale by adding 900 square feet of new living space. The addition includes a luxurious master suite, a larger family room, and a dedicated home office, transforming a modest starter home into a forever home for a growing family.
Expanding a compact home while preserving backyard space
The existing 1,200 SF home felt cramped for the family’s needs, lacking a proper master suite and open living areas. The challenge was to integrate a massive 900 SF addition seamlessley without overwhelming the original structure or sacrificing the entire backyard, all while navigating Sunnyvale’s planning setbacks and floor area ratio (FAR) limits.

Seamless integration and modern flow
We designed an "L-shaped" expansion that wraps around a new central courtyard, blending indoor and outdoor living. This approach allowed us to add significant square footage while keeping the massing proportional to the neighborhood.
The addition features a new master wing with a walk-in closet and spa-inspired bath, separated from the noisy living areas for privacy.
Structural upgrades were made to the existing house to remove interior walls, creating a continuous open-concept flow from the old entry to the new family room.
